What you need to do before the closing

There are several things that you need to do before the closing.  While your broker may help you with some of the items on this list, if any of them are not accomplished in a timely manner your closing may be delayed. 

• We need you to verify the spelling of the names of all the sellers and your provide us with Social Security numbers for each.  Click here to use our on-line response form.

• You need to provide us with authorization to obtain payoff figures from each lender that holds a mortgage on your property.  Click here to use our mortgage payoff authorization letter.

• You need to pay the final water bill and get a receipt showing your account is paid in full.  If you do not have your water bill paid up at the time of the closing there may be money deducted from your sale proceeds.  

• For a new construction, you must have the property inspected by the building inspector and obtain an Occupancy Certificate and a Certificate of Compliance.  Please forward this to our office as soon as you get these certificates.
