What we will be doing to prepare for your closing

We have received from your lender an order giving us the the basic information about your property and your buyer.  From this information we will order a title exam.  

We need to get some very important information from you.  You will find a complete list on the next page.  We will also be contacting the buyer and your broker to ensure that we get all the information and documentation we need from them prior to the closing.  

We will be gathering all the figures for the amounts coming in and the expenses which need to be paid at closing.  We will be calculating the closing costs, taxes and other expenses to be paid.  All the costs, adjustments and other figures for the transaction will be reported to you before the transaction on the HUD-1 Settlement Statement, which will be faxed to all real estate brokers involved at least 24 hours before the closing.  On the settlement statement you will be able to see the amount you will be receiving at closing.  

Finally, we will contact you and the buyer to schedule the closing and notify the lender and the real estate brokers of the date and time.
