What
we will be doing to prepare for your closing
We
have received from your lender an order giving us preliminary information
about your loan and your new property. From this information
we will order a title
exam.
We
will also be contacting the sellers and brokers to ensure that we
get all the information and documentation we need from them prior
to the closing. Among other things, we will obtain the
information necessary to pay off any existing mortgages on the property.
Certain
documentation and certifications are required for the closing.
These include the final water bill, which needs to be paid by the
seller in advance of the closing or taken out of the sellers proceeds
at the closing.
If
you need to bring money to the closing, we will be calculating the
correct figures based on the closing costs, taxes and other expenses
to be paid and give you the figures before the closing. All
the costs, adjustments and other figures for the transaction will
be reported to you before the transaction on the HUD-1
Settlement Statement, which will be faxed to all real estate
brokers involved at least 24 hours before the closing.
Finally,
we will contact you and the seller to schedule the closing and notify
your lender and the real estate brokers of the date and time.
